The short answer
a maintenance subscription works alongside your letting agent, not instead of them. Your agent carries on managing the tenancy. Repairs are reported to one maintenance team, you approve each job, and your costs are set for the year.
Who does what.
A good letting agent does a lot: finding and referencing tenants, collecting rent, inspections, handling the tenancy and being the tenant's first point of contact. None of that changes.
Maintenance is one part of the picture. With FixAble's Landlord Pro, the repairs and compliance for each property go to one in-house team, for one price per property per month.
| Your letting agent | Landlord Pro | |
|---|---|---|
| Finding and referencing tenants | Yes | No |
| Rent collection and tenancy management | Yes | No |
| First point of contact for tenants | Yes | Tenants can report repairs directly too |
| Repairs and maintenance | Reports jobs on your behalf | Carries them out |
Landlord Pro is a maintenance subscription. We don't manage tenancies, collect rent or step into landlord and tenant disputes.
How a repair works.
- The issue is reported. Your tenant can log it themselves, or your letting agent or you can report it. Every job is tracked.
- You approve it. Nothing goes ahead without your say-so. We acknowledge every job within 8 hours.
- We sort it. A tradesperson from our in-house team attends, within 24 hours as standard. Jobs needing specialist materials may take longer to complete.
What your agent needs to know.
Not much. Let them know repairs for that property go to FixAble, and they can report jobs for you in the same way they always have.
It's worth a quick conversation with your agent before you join, so everyone knows how repairs will be handled.

What's not included.
Landlord Pro includes repairs and like-for-like part replacements. It doesn't include full replacements such as a new boiler or roof, tenant damage, cosmetic work and decorating, structural work, or issues found at the baseline inspection. Where a full replacement is needed, we quote it separately with the £250 materials allowance taken off.
There's a 12-month minimum term, and a 14-day wait before the first job.
Who does the work.
Every job is done by our own team at Fogerty Group, a Greater Manchester property maintenance company that works with landlords, letting agents and property managers.
